Crossley Property Group takes the work out of investing in real estate for our private capital partners.  It is a perfect partnership for those that are short on time, or lack real estate experience, but are looking for the returns real estate provides.  Our capital partners can be involved as much or as little as they choose to be in the acquisition and management process.

As partners on multifamily purchases, our private capital partners share in: cash flow, tax depreciation and equity. We strongly believe in utilizing the infinite returns strategy on all of our projects. Private capital is utilized to purchase and stabilize a property. This process can take 1, 3, 7 or 10 years depending on the scope of work needed to add value to the building. At the end of this term, some syndicators give the capital back to their private investors and the private investor is out of the deal. With the infinite return strategy our passive investors receive their capital back after a property is stabilized and then remain in the deal as our partners for the life that we own it.  They can then put their capital to work in another deal while still getting cash flow from our investment for the life of that investment.

During the acquisition and management process Crossley Property Group takes care of the following:

  • Market Research

  • Forming relationships with brokers to acquire deals

  • Direct mailings to multifamily owners to acquire deals

  • Underwriting of deals to weed out the good from the bad

  • Spotting value add opportunities within deals

  • Negotiation

  • Deal Structure

  • Due Diligence

  • Putting together a 3-5 year budget and plan for the property

  • Interviewing and placing 3rd party property management

  • Setting up accounting and book keeping services for the property

  • Travel for: Physical inspection of location and the property and regular property visits

  • Coordinating apartment upgrades and other value add opportunities with management
